Appraisal Report Formats & Scope of Work

At Steadfast Appraisals, we offer flexible appraisal reporting formats tailored to your specific intended use, turnaround requirements, and budget.

Standard Full Appraisal Report

Interior & Exterior Inspection

This is our most comprehensive valuation format. A state-certified appraiser conducts a full physical inspection of both the interior and exterior of the property, records detailed measurements, photographs all functional areas, and evaluates overall condition and quality of improvements.

  • Best For: Mortgage lending, legal proceedings, divorce settlements, estate tax filings, and complex properties.
  • Key Feature: Complete physical verification of property condition, upgrades, and deferred maintenance.

Exterior-Only Appraisal Report

"Drive-By" Inspection

An exterior-only appraisal includes a physical inspection of the subject property's exterior and immediate neighborhood from the street. Interior characteristics and overall condition are verified through public records, prior MLS listings, and owner disclosures.

  • Best For: Home equity loans (HELOCs), pre-listing price guidance, portfolio evaluations, or restricted-access situations.
  • Key Feature: Cost-effective option that maintains physical street-level verification.

Desktop Appraisal Report

Remote Data & Market Analysis

A desktop appraisal is performed entirely from our office without a physical site visit. The appraiser analyzes public property records, tax data, satellite imagery, MLS databases, and recent market trends to establish a credible opinion of value.

  • Best For: Fast pre-listing evaluations, property tax appeals, low-risk refinancing, and internal decision-making.
  • Key Feature: Fastest turnaround time and most economical valuation format.

Restricted Appraisal Report

Client-Only Concise Summary

Designed strictly for the single named client, a Restricted Appraisal Report provides a streamlined, concise summary of the valuation conclusion without the extensive background documentation or lengthy market narrative required in standard public reports.

  • Best For: Private property owners needing internal valuation guidance, FSBO pricing, or personal financial planning.
  • Key Feature: Focused and efficient report format adhering to USPAP restricted reporting standards.

Retrospective Appraisal Report

Establishing Historical Market Value

A retrospective appraisal determines the fair market value of a property as of a specific date in the past—such as a date of death, date of marriage, or date of loss—analyzing historical market data as it existed at that exact time.

  • Best For: Estate probate, step-up in basis tax calculations, historical tax filings, and litigation support.
  • Key Feature: Delivers defensible, date-specific valuations for legal and tax compliance.

Hybrid & Desktop-Plus Appraisals

Independent Inspection + Certified Valuation

In a hybrid format, an independent, certified property inspector performs an in-person site visit to capture measurements, photos, and condition observations. A state-certified appraiser then evaluates the collected data to complete the formal valuation analysis.

  • Best For: Lenders and homeowners seeking a balance between cost efficiency and on-site physical verification.
  • Key Feature: Blends physical data collection with independent valuation expertise.
